A free class and a long lunch. Jennifer Ruelens presents in the morning on how video builds equity in a property manager and their business. After lunch, Tim Wehner of LendingOne covers growing a personal portfolio by buying real estate. Networking before, between, and after, with an optional round of golf when the class lets out.

This gathering was scheduled before the network had a name and is listed here because it is free, open to any Pennsylvania property manager, and the next chance to be in a room together. How This is Run
Pennsylvania Property Managers is organized by Jennifer Ruelens, broker and owner of One Focus Property Management in Williamsport and host of Hold It with PM Jen, a podcast and newsletter for buy and hold real estate investors. She started it because she believes Pennsylvania's property managers should know each other and be counted. She believes that when we come together to elevate the industry, we all win.

Antitrust Statement
Pennsylvania Property Managers brings together people who compete with one another. That is the point, and it is also a responsibility. Federal and Pennsylvania antitrust laws prohibit competitors from agreeing, formally or informally, on how they will compete. Every gathering, Roundtable, newsletter, and side conversation that happens because of this network is subject to those laws. Anti-trust laws are designed to promote fair competition in businesses to insure the consumer is not harmed by such companies combining or monopolizing the market in which they serve. Participants must not discuss or agree on:
Management fees, leasing fees, commission rates, or any other pricing, including what to charge or how to structure charges
Rent levels, rent increases, or pricing strategy for the properties they manage
Refusing to do business with any vendor, owner, tenant, or competitor
Dividing territories, markets, property types, or clients
Any other agreement that would restrict competition among participants and harm consumers.
Sharing general industry information, discussing laws and regulations, comparing operational practices, and referring vendors are all appropriate. Agreeing on how to compete is not. If a conversation heads in a prohibited direction, any participant should say so and change the subject. If it continues, participants should leave the conversation. The organizer may end any discussion, remove any participant, or cancel any gathering to protect compliance.

A NOTE FROM THE ORGANIZER, IN HER OWN WORDS
I've managed rental property in Pennsylvania for more than twenty years. For most of that time, when I wanted to compare notes with somebody doing exactly what I do, I had to fly to a national conference to find them. That's backwards. We're in the same state, under the same laws, dealing with the same inspectors and the same construction. We should know each other.
I'm not doing this for free out of pure generosity. Building this fits where I'm headed, and I'd rather say that out loud than have you wonder. But I'm also not doing it for money, and I'm not doing it to sell you anything. I'm doing it because I want this to exist, and because I'd like to be one of the people who started it.
So this is a table. I'm setting it. Pull up a chair.
